{Farmhouse Half Bath} Kottong Homestead
When we were building our house, I knew I wanted something different for the tile in the half bath. I wanted something unique and “farmhouse-y” and because it is a small space, I figured I could get away with a busy pattern. After searching multiple tile stores and ordering several samples, I finally found one I loved (and was in my budget)! And just like that, the tile set the tone for the rest of the space!
For the vanity, I wanted to go with a wood tone to warm up the tile and I found the perfect one at Lowe’s (with a standard in-stock white top).

I chose an arch top mirror because I felt it added a lot of charm to the space and the curves really complimented the design in the tile. To anchor the mirror, I went with two glass pendants on either side (both the mirror & sconces from Wayfair – but I could not find the link to include in this post!).

We ran some 6” firing strips through our router to make shiplap and I painted them Alabaster (SW7008) after we installed them. For the trim, I used some white wood and stained it in Minwax’s Early American. Then I went on the hunt for some bold wallpaper to add to the top. I again ordered multiple samples before settling on a Modern Farmhouse Tile Floor print (from Spoonflower-https://www.spoonflower.com/en/wallpaper/7139117-modern-farmhouse-tile-floor-by-mint_tulips?fabric=wallpaper_smooth). I felt it really complimented the floor and liked how much it drew your eye up.
This was also my first ever attempt at hanging wallpaper. I was a little nervous, but http://spoonflower.com made it so easy to order and install!!

I had some old (discontinued) Service Hooks I bought when I worked at Restoration Hardware (years ago!!) that I wanted to incorporate and decided to use them to hang pictures. I found some black & white old barn prints on Etsy and printed them at Staples. The frames are from Walmart (originally a shiny black – I used black chalk paint on them to give it a more matte-worn look).
For the other shiplap wall I made a custom wood sign (available for purchase in my market).
Then I found the large iron shelf at Ballard Designs (http://BallardDesigns.com). It was backordered for months – but so worth the wait when I finally came!
The accessories are from a mixture of stores I love to shop at (vases from Potterybarn, Metal “Powder Room” sign from Magnolia, plants and Black & White wood signs from Hobby Lobby). I found my hand towels from Olive & Linen (and highly recommend them!).
I’m pretty happy with how it turned out so far! …knowing myself, I will probably switch things up again …. maybe do a tile wall on the mirror wall?! Who knows! But for now, it’s a wrap!
